A Cooling Interface Unit connects the apartment to the development's communal chilled-water network. Servicing assesses how the unit responds to cooling demand, the condition of its heat transfer surfaces and strainers, and the behaviour of the control valve and actuator that regulate flow.

Where cooling performance in the apartment is below expectation, the unit is assessed in context: what the network is delivering, what the unit is passing, and what the terminal equipment is able to achieve with it.

Fan Coil Units deliver the cooling into the apartment. Servicing covers the coil and filter condition, fan operation and speed control, condensate drainage and pump operation, and the control interface that governs how the unit responds to the room thermostat.

Condensate and drainage faults are treated as a technical priority because of their consequences elsewhere in the building.

Cooling complaints in apartments frequently originate away from the equipment the resident can see. Flow temperature at the interface, valve position, actuator behaviour, air-side performance and control configuration are measured and compared before any component is recommended for replacement.

Both CIU and FCU work requires attendance. Diagnosis is based on measured temperature, flow and control behaviour in the installed system.

Pumps, control valves, actuators, sensors and controls are serviced and diagnosed as part of the cooling system rather than as separate trades.
