Measure. Test. Identify.
Diagnostics begin with measurement. Temperature, pressure and flow are recorded at the points that matter, the control system's behaviour is observed under demand, and the results are compared against how the system is designed to respond.
The purpose is to identify the cause before anything is replaced. Component replacement without diagnosis is how the same fault returns.
Systems covered
Diagnostic attendance covers the interconnected systems serving the apartment and the equipment supporting them.
- HIU — heat interface units
- CIU — cooling interface units
- FCU — fan coil units
- MVHR — ventilation with heat recovery
- Heating distribution and emitters
- Cooling distribution and terminals
- Hot and cold water systems
- Pumps, valves and actuators
- Sensors, controls and interfaces
- Electrical diagnostics associated with these systems
Attendance is required
A system fault is identified by measurement in the installed condition. It cannot be established from a description, a photograph or a fault code alone, and we do not publish self-diagnosis instructions for residents to work through.
An engineer attends, measures, identifies the cause and reports it. Where further work is required it is defined and priced before proceeding.
Reporting
Findings are recorded and returned in writing: what was measured, what was identified, and what is recommended. For managed developments those records build into the equipment history held for the property.
