The Approved Code of Practice L8 sets out how the risk from legionella bacteria in water systems is to be managed, and HSG274 provides the supporting technical guidance for hot and cold water systems. The duty sits with the responsible person for the premises.

HIU TECH provides the technical services that support those arrangements: monitoring, servicing, flushing, recording and remedial engineering. We do not represent ourselves as an approving body and we do not issue statutory certification.

Where a risk assessment exists, we work to the control measures it identifies. Where it identifies remedial items on the hot and cold water systems, those items are surveyed and quoted as technical works.

Written control arrangements are supported within the scope of the work instructed — recording what has been monitored, when, and what the result was.

Routine monitoring establishes whether the system is operating within the temperature regime the control scheme requires.

• Sentinel outlet temperature monitoring
• Hot and cold water distribution temperatures
• Calorifier and cylinder temperature checks
• TMV servicing and verification
• Little-used outlet flushing
• Void apartment flushing programmes
• Tank and storage inspection where present
• Recorded results and logbook entries

Monitoring is only useful if it is recorded consistently. Results are returned in a form that can be held with the site's water-hygiene records.

Where monitoring identifies a technical problem — a temperature that cannot be achieved, a failed TMV, a dead leg, a cylinder or distribution fault — the remedial work is defined and carried out as engineering work, and priced before proceeding.
